Why I am asking this question you ask?
For me it is simple but maybe not for everybody.
Let me give you a case and point:
I met with a client the other day and they where interviewing me to possible list their home. During the interview I turned the pages on them and interviewed them to find out exactly what the issues are and why exactly they want to sell their home.
I found out that they are in serious trouble and due to a major change in their life they no longer can afforded the home they are living in and I also discovered that they are behind on their mortgage payment.
I also found out that every agent and broker they have talked to told them that they need to "square up" their mortgage with their lender and than they would be happy to help them.
Now please be honest with yourself...How many time did you do this to a potential client?
I am finding out that even in today times more and more agents are not willing to "deal" with problem clients. Think about is and remember one thing. ..You never know if this client has someone they know they could referred to you.
Let me give you two examples:
I have worked with one of my "troubled" clients now for over 12 months, we pulled their home the day off the sheriffs sale out of the sheriffs sale batch and now they are ready to have their adjustable mortgage refined with a true fixed rate mortgage and was told last night that they will be able to save $300 on their monthly payment.
Last year I helped a client to keep her house and she is now in good standing with their lender for about 6 months, she was so happy that someone was finally willing to listed to her and talk to her and truly help her to get her back on her feet and we are going to have her re-financed in the near future in to a better more stable loan product.
